Might suit an academy set up as part of a bigger plan to use the site. Of course nothing major can be developed until the claw back clause expires.

You are correct and ideally we need everything at one location. In addition, a family leisure and entertainment zone could be created together with a retail zone, with the hope of complementing the town centre and other proposed developments in the area.
